Homeowner Summary

A Home Health Assessment is a comprehensive digital inspection of your home's major systems and equipment, performed by your service professional using Shipshape's AI-powered tools. It is the foundation of your Home Health Record — the permanent digital profile that SAM uses to monitor your home and send you proactive recommendations.

The assessment takes about 2 minutes of added time during a regular service visit. Your technician walks through your home, scans equipment with their phone, and Shipshape's AI does the rest — identifying equipment, reading model and serial numbers, estimating age, assessing condition, and generating a professional report. You receive a complete picture of your home's health, delivered to your app, without requiring any extra effort on your part.

Think of it as an annual physical for your home. It establishes a baseline, identifies issues, and creates a plan for staying healthy over time.

How Technicians Perform an Assessment

The Shipshape workflow for technicians is summarized as "Scan. Record. Score. Send." — designed to add minimal time to an existing service visit while producing maximum value.

Step 1: Scan

The technician opens the Shipshape app and uses their phone camera to scan each major piece of equipment in the home:

  • HVAC systems — Furnace, air conditioner, heat pump, air handler
  • Water heater — Tank or tankless, gas or electric
  • Electrical panel — Main panel and sub-panels
  • Appliances — Washer, dryer, dishwasher, refrigerator
  • Other systems — Water softener, sump pump, pool equipment, etc.

For each item, the technician simply points their phone camera at the equipment's data plate or label. Shipshape's AI takes it from there.

Step 2: Record

Shipshape's AI image analysis processes each photo and automatically extracts:

  • Equipment identification — Make, model, and type of equipment
  • Serial and model numbers — Read directly from data plates using optical character recognition
  • Age estimation — Decoded from serial numbers using manufacturer date-code databases, cross-referenced with model year data
  • Specifications — Capacity, efficiency ratings (SEER, EF, AFUE), fuel type, and other relevant specs pulled from manufacturer databases

The technician can add notes, flag visible issues, and rate the condition of each piece of equipment. The AI assists by suggesting common observations based on the equipment type and age.

Step 3: Score

Once all systems are recorded, Shipshape calculates the home's Health Score:

  • Each system receives an individual sub-score based on age, condition, and any detected issues
  • The sub-scores combine into an overall 0-100 Home Health Score
  • The score is compared against benchmarks for homes of similar age and type
  • High-priority issues are flagged with recommended actions

The technician reviews the score and can adjust or add context before finalizing.

Step 4: Send

The completed assessment is delivered to the homeowner:

  • In-app report — Full assessment details available in the homeowner's Shipshape app
  • PDF report — Professional, branded report that can be emailed or printed
  • Equipment inventory — Complete list of every system with age, condition, and projected lifespan
  • Recommendations — Prioritized list of maintenance and replacement recommendations with estimated costs
  • Home Health Score — Overall score with breakdown by system

The report is generated automatically. The technician does not need to write it.

AI Photo Analysis

Shipshape's AI image analysis is a core component of the assessment process:

  • Data plate reading — Extracts text from equipment labels, even when faded, dirty, or at difficult angles
  • Equipment recognition — Identifies equipment type from photos even without a visible data plate
  • Condition assessment — Flags visible issues in photos: corrosion, rust, water staining, improper installation, code violations
  • Model lookup — Cross-references identified models against manufacturer databases for specifications, recall notices, and known issues
  • Historical matching — If the same equipment was assessed previously, the AI compares photos to detect changes in condition over time

Equipment Identification

The assessment builds a complete inventory of the home's equipment. For each item, the system records:

| Field | Source | |-------|--------| | Equipment type | AI image recognition | | Manufacturer | Data plate OCR + model database | | Model number | Data plate OCR | | Serial number | Data plate OCR | | Manufacture date | Serial number decode | | Age | Calculated from manufacture date | | Expected lifespan | Industry data + manufacturer specs | | Remaining life | Expected lifespan minus age | | Efficiency rating | Model database lookup | | Condition | Technician assessment + AI analysis | | Photos | Stored in home record |

Report Generation

The assessment report is designed to be clear and useful for homeowners who are not technical experts:

  • Plain-language summaries — Each finding is explained in terms a homeowner can understand
  • Visual indicators — Color-coded condition ratings (green, yellow, orange, red) for quick scanning
  • Prioritized recommendations — Most important actions first, with estimated cost ranges
  • Comparison context — "Your water heater is 10 years old; the average lifespan is 10-12 years"
  • Dealer branding — Reports carry the service professional's logo and contact information
  • Action buttons — Homeowners can schedule service directly from the report with one tap

Customer Presentation

The assessment is designed to support a natural conversation between the technician and homeowner:

  • On-site review — Technicians can walk through the results with the homeowner before leaving, using the app as a visual aid
  • Score as conversation starter — The Home Health Score provides an objective, non-pushy way to discuss the home's condition
  • Prioritization removes pressure — Instead of "you need to replace everything," the report shows what matters most and what can wait
  • Cost transparency — Estimated cost ranges help homeowners plan and budget without feeling ambushed by a surprise quote
  • Follow-up built in — After the visit, SAM continues the conversation with maintenance reminders and proactive alerts based on what the assessment found

For Service Professionals

The Home Health Assessment is the entry point to a managed-home relationship. Key benefits:

  • Adds ~2 minutes to a standard service visit
  • Creates a permanent digital record that deepens with every future visit
  • Generates replacement and maintenance opportunities based on real data, not guesswork
  • Increases close rates by 5-7 percentage points when using assessment data in proposals
  • Builds customer trust through transparency and objective scoring
  • Drives recurring revenue as homeowners stay connected for ongoing monitoring and maintenance
